HTC Apartment Manager V2.1 continues to be the Price/Performance Leader in property management software with its latest version. V2.1 contains a Transaction Processing module, which gives you a powerful new tool for adding various charges to tenants. Many other new features such as Work Orders with Materials and Labor captured, enhanced Find capability for each table, automatic Bank Reconciliation for up to 99 banks, new Vendor displays, and expanded owner information have been added, along with 4 new reports. The system can also handle up to 5 concurrent users on standard PC networks.
HTC Apartment Manager V2.1 is a full featured Windows™ based Property Management System that is suited for an individual investor, landlord, small business owner of multiple rental properties, lease agent, or a medium sized property management company. The system is powerful enough to handle up to 999 apartment units per apartment group, and up to 98 apartment groups in this system. This eliminates the need to purchase additional software modules for varying numbers of apartment units.. It features all of the necessary tasks needed to manage rental houses, apartments, mini-warehouses, or other lease based properties. It contains numerous user input forms, reports and queries that give you complete control of your properties, and enables you to monitor income and expenses accurately and quickly. Custom letters and automatic updating features are also included. Additionally, there is a means for you to interface with other popular spreadsheet or check writing programs.
The Apartment Manager program was developed to manage one or more groups of apartments or other rental properties. Its purpose is to maintain all valid rental unit data along with the current and prior tenants and the payments and expenses involved in each apartment group. It contains 30 reports, plus Custom Letters to Tenants feature, and numerous ways to query the data through single or compound filters. There is also a helpful Find feature for each Table (file). You have the ability to import and export any of the Tables (files) in a comma delimited (.csv) format. This allows you the facility to pass information back and forth along with other programs such as a spreadsheet or accounting type programs.

The Materials and Labor used in this Work Order are recorded. You may Also print out the Work Order as a working document. |

- Individual Bank Reconciliation on up to 99 banks, with each Bank Reconciliation computed automatically. |

- A report of all late fees and other charges, along with any payments that have been made against these charges, plus any Credits made to the Tenants. Report printed in sequence by Tenant Last Name, First Name, Type of Charge, and date of charge. |

- Each time the Transaction Processing module is executed A log is produced recapping updates to various Tables. |
|
|
- A report of all Work Orders issued in a certain time Frame. Recaps WO number, status, short description Of work done, assignee, date started and Finished, and totals of Materials and Labor used in WO. Report is printed in sequence by Work Order Number. |
Features
- Maintains records on 100+ apartment groups or hundreds of rental units.
- Keeps both Active and Inactive Tenant records.
- Processes income such as rental payments, deposits, refunds, and late fees in a Payment File. Journal Entries are also handled.
- Expenses are kept by type of expense and the apartment group to which it belongs. Pay up to 8 invoices on a check. Print or void checks, record manual checks. Print Check Registers.
- Post all transactions to the General Ledger when desired.
- The General Ledger contains the Chart of Accounts identified by the user.
- The User Table gives each user their own customization of the program.
- Various reports such as apartment listings, tenant delinquency, recap of payments or expenses, unposted items, trial balance, balance sheet, and P & L statements are produced upon request. By changing Parameters such as Apartment Group, type of income or expense, and date ranges you have a very flexible Reporting Structure at your command.
- Create Custom Letters to Tenants by inserting information from the database into letters for each tenant. You can create as many Custom Letters as you desire.
- Create up to 200 new units automatically from one existing unit.
- You can Query each table using conditions that you create by selecting certain parameters to match against the records in that table.
